Boat Lagoon Phuket Town and Koh Serey:

Moving south from the Yamu peninsula is Thalang, Koh Keaw, the Boat Lagoon, Phuket Town and Koh Serey. The entire area is significant considering that it incorporates the administration center for the province - namely the town itself, and hence is quite commercialized and developed. As the island has grown over the last 10 years so have the number of services and businesses that have established themselves to support the tourism industry. Yet near the Boat Lagoon and British International Schoo,l is a smallish expat enclave

known as the Woodlands (resale) offering property buyers large modern homes with pools in a private estate - whose unique attraction is its proxmity to International school and the facilities of Phuket Town such as Tesco Lotus, Big C and The Central Festival.

Just north of the Heriones Monument, a new development called Thalang Homes promises to be a popular choice for buyers on a budget with bungalow and two storey homes starting for 2.3 million baht (120 m2) right up to 7 million baht (200 m2). Buyers will have the option of putting in a pool and select from either a Thai or Western styled kitchen. The property developer offers foreign buyers the opportunity to purchase their homes under a long lease arrangement which is a new concept to most local developers.

Property developers in the area include the very prestigious Boat Lagoon Marina Park Residences and the Royal Phuket Marina offering modern apartments and villas including free boat moorings from property investors

Phuket Town is the provincial capital. It is quite a charming city with Sino Portuguese shop houses, markets, hotels, car dealerships, hospitals and government offices. The town is becoming a bustling, commercial city support more now by the tourism industry then the resources industry as it was back maybe 20 years ago.

The beginning of the 20th century was a period of positive growth for Phuket. Tin mining boomed, and the very capable and benevolent governor Rasada Korsimbi helped diversify the island's economy and the capital city of Phuket began its modern expansion. The beginning of the 20th century was a period of rapid growth for Phuket, as witnessed by the town center its streets lined with handsome buildings.

Today the main attractions are the old Sino-Portuguese buildings, the elaborate Chinese and Thai temples, and the public markets. Most of the buildings in Phuket's inner city were constructed nearly a hundred years ago, during the period of the first great tin boom. These buildings show mixed of Chinese and western influences in architecture more commonly know as "Sino-Portuguese". Characteristics include slim but long frontages usually adorned by fancy latticework. This style is common to all coastal tin-mining settlements on the Malay Peninsula.

Many lovely examples can be found on Dibuk Road , and include popular establishments such as Phuket's Town Hall, the Provincial Court , and the Nakorn Luang Bank. Phuket's Town's oldest public structure, Government House, is a wonderful example of this architecture from earlier this century.

People interested in real estate will want to take note that the Provincial Land office is situated in Phuket town not far from the provincial Governing and Administration offices. The land office is where official land titles and records are held for all land parcels on Phuket. If you want to conduct due diligence on a piece of property, this is where you can obtain information about title deeds, numbers, surveyed areas and is the place where you register and transfer tile. Take a Thai person with you if you intend to ask information as all documents are in Thai and most officers do not speak English.

There are a few property developments in Phuket to consider including Baan Dhamarkasa - large Thai Style homes on Rang Hill or the Sovereign Phuket - offering a variety of homes large and small overlooking Phang Nga Bay . There are also a number of homes and houses for sale that do not form part of an estate community and can be bought or sold through individuals.
