Concept
Sujika Gardens is situated on a gently sloping hillside only five minutes from the Laguna area in an excellent location. Built to exacting international standards, Sujika Gardens offers you and your family a quality home at an affordable price.

Property Configuration
Sujika Gardens is a modern gated residential community, which consists of 29 individual villas and 8 terrace-style houses. Our 29 individual villas are single storey built around by their own private swimming pool.

Design
The east meets west design features single storey homes build around a private swimming pool, giving all rooms direct views and access to the pool. Homes will include spacious three or four bedrooms, international standard kitchens and bathrooms, open style living and dining and family rooms and outdoor patio and barbecue areas.
Community
Sujika Gardens will be a gated community with 24 hour security and on-site management. The development includes an attractive management office, which will also house a convenience store and "coffee corner". All essential services including electrical power, telephone, water, drainage, sewerage, and waste-water treatment are being provided to the highest standards. A management company will be set up to take care of individual site needs such as cleaning, maintenance, and rental services.
The Developer
The developer, Pacific Rim Rich Group, is a financially sound Thai company whose principals and consultants have considerable experience in design and construction of a wide variety of projects in Thailand. The company has ensured that is owners 100 % clean and unencumbered freehold title tot he land, copies which are available on request. Each non-Thai buyer will purchase a 30-year land lease of their chosen plot with two extensions of 30 years and will own directly, their own home.
Ownership Title
The development company offers property buyers a 30-year lease with two extensions of 30 years each for a total of 90 years. Each home buyer will own their own home structure.
Should Thai land ownership legislation change during the course of the 90 year lease, then the developer will offer owners the option to purchase the freehold of their property at a nominal price plus transfer fees and applicable taxes.
